April Real Estate Market Report: West Chester Borough

The number of closed home sales in the West Chester Borough nearly doubled from March to April.

In April, the borough saw 13 closed home sales totaling over $7.1 million in sales volume with the average selling price of $546,346. The sales volume also almost doubled in number.

While 6 homes sold for over the asking price, a majority stayed at the asking price or below. 4 went under asking price and 4 sold at asking price.

The 4 that sold under asking sold for an average of $73,250 under asking. That is due to the largest sale being $190,000 under asking for a home listed at 1.1 million and the lowest being $20,000 under.  

The 6 went over asking for an avg. of $23,916 over asking price, with the highest over being $53,500 and the lowest at $5,000 over.

We saw many homes hit the market in April, so I think we can expect an even larger amount of closed home sales for May! Hooray for the Spring Market!
