Buyer Experience
-
1. Intro Meeting
During our first meeting, we will take the time to get to know each other and we will discuss your home needs. My goal is to make you excited about the home-buying process and outline each step so you feel confident and relaxed as we move forward in finding your home.
-
2. Get Pre-Approved
The very first step of the home-buying process is to get a pre-approval letter from a lender. This letter will state how much you can afford. It will allow us to look within your budget and also be ready when it’s time to submit an offer. I can recommend lenders if needed.
-
3. Tour Homes
We will set you up on an automated email that will email you new properties that come on the market within your search criteria. As we begin seeing homes, it’s very common to refine the original search criteria based on what we have seen on the market.
-
4. Write an Offer
Yay! You’ve found a home you love. We will meet to go through all the necessary paperwork and discuss a fair offer price/contingencies that you are comfortable with while staying competitive. I will negotiate on your behalf to get you UNDER CONTRACT!
-
5. Remove the Contingencies
We will work together to schedule the inspections you elected. Once completed, we will negotiate a corrective proposal or credit if needed. Meanwhile, your lender and title company will be working to complete all necessary items to bring us to the settlement table.
-
6. Celebrate!
Congratulations! You bought a house! On settlement day, we will meet at my office and you will sign all necessary paperwork from your lender and title company. Once completed, you will be handed the keys to your home!
The Shankweiler & Co. Advantage
Our experience in real estate, investing, and contracting offers valuable assistance to someone looking to buy a house in several ways:
Property Search and Selection
While we assist in finding properties that meet your criteria, such as location, size, amenities, and budget, we can also provide insights into the potential investment value of properties, helping the buyer identify properties with strong appreciation potential or rental income opportunities, if interested. We can also assess the condition of potential properties, identifying any issues or necessary repairs that may impact the buyer's decision.
Market Analysis and Pricing
We will conduct market research to determine the fair market value of properties of interest, helping you make informed decisions about pricing and negotiation while also providing insights into the cost of potential repairs or renovations, helping you as the buyer assess the overall value and potential expenses associated with each property.
Property Inspection and Due Diligence
We will coordinate property inspections and help you understand any issues or concerns that may arise during the due diligence process. We will review any property inspections, identifying the major issues to focus on and the necessary repairs that may impact the property's value or the buyer's decision.
Renovation Planning
We believe that all homes are an investment. We can provide insights into the potential ROI of different renovation projects, helping the buyer prioritize improvements that will maximize the property's value and appeal over the years.
Negotiation and Purchase
We will negotiate with the sellers to help you secure the best possible deal on the property based on pricing strategies and offer terms. Our contractor knowledge allows us to provide insight into the cost of potential repairs or renovations, helping the buyer negotiate adjustments to the purchase price or terms based on the property's condition.
Post-Purchase Support
After the purchase is complete, we can continue to provide support and guidance to the buyer, helping them navigate any post-purchase issues or concerns that may arise.
