January 2025 West Chester Borough Real Estate Market
Traditionally, January sees lower home sales due to the holidays with many people waiting to list and buy until the new year. Still, the West Chester borough held steady with 9 home sales, which is on par with the average amount of 2024.
However, January 2025 brought the lowest avg. sales price in the West Chester borough since April 2024, at $563,933. For comparison, the highest avg. sales price we saw was back in November at $816,250.
7 of the 9 homes sold in a weekend, although only 4 sold over asking price. The majority went under contract in December and the average amount of days spent in escrow was 37.5 days.
As we know, the West Chester Borough market has always been an outlier amid the general West Chester Area School District Market. I am excited to see how long it takes for the Spring Market to pop! Last year, April had the highest number of home sales in 2024.
